Strongly affected by the banking crisis and the contraction of access to credit, the Portuguese real estate market fell sharply, albeit on a smaller scale than in neighboring Spain. During the bubble of 2006, prices reached extreme peaks in Spain, which has never been the case in Portugal, confirming the nature of a Portuguese real estate market fundamentally more sound and less speculative.

Conditions for non-habitual resident status:
- Not having been Portuguese resident the last 5 years
- Live more than 6 months a year in the country, even discontinuously

The advantages of the status:
- 0% tax on income generated outside Portugal
- 20% flat tax on income generated in Portugal

The duration of the benefit:
- 10 years - Beyond, application of the Portuguese progressive scale (close to that in France)
